• Research comparable properties and sales activity from MLS and public records

• Analyze Average Days on Market for similar properties

• Obtain property tax and assessor information

• Prepare preliminary Comparable Market Analysis (CMA) for fair market value

• Research property ownership, deed, and legal description

• Investigate land use coding, zoning, and restrictions

• Confirm ownership details and prepare listing presentation package

• Assess exterior Curb Appeal of the property

• Compile & update the electronic file

• Explain market conditions and projections to the seller & create a strategy for marketing

• Tour the property, noting features and updates

• Present CMA to seller and offer pricing strategy

• Discuss marketing approach and strategies

• Explain the role in screening buyers and protecting sellers • Obtain extra keys and copies of rental leases if applicable

• Present our master marketing plan and agency/relationship details • Inform tenants about showings and coordinate with agents

• Review and explain the listing contract • Install yard sign and coordinate showings

• Confirm deed information and square footage measurements • Prepare marketing materials, insert and upload listings to the MLS

• Note any deed easements • Prepare all online marketing ads & upload to all sites

• Prepare showing instructions and discuss financing options with seller • Provide marketing data to networks and referral programs

• Identify HOA details, utility information, and well status • Convey price changes promptly and gather feedback from showings

• Verify security systems • Set up marketing reports and make regular update calls to seller

• Discuss lead-based paint disclosure and property amenities • Negotiate offers and prepare counteroffers

• Compile lists of repairs, maintenance, and inclusions • Deliver Seller's Disclosure and necessary documents when applicable

• Assist with Homeowner Warranty application • Confirm buyer pre-qualification and deposit earnest money

• Relay final loan approval to the seller and finalize the transaction
